Special Announcement…
The Board would like to sincerely apologize to Pete and Lois Cantalupo for an unfortunate mistake that occurred recently. The Board is truly sorry for the inconvenience and frustration it caused and wants them to know that the error is deeply regretted. Their patience, understanding, and continued support of the community is much appreciated!
Common Charge Reminder…
All homeowners are reminded that monthly common charge increases take effect this month. The increase reflects a $17 monthly increase to the HOA’s portion, over which the Condo VI Board has no control, as well as a minimal 4.19% increase to Condo VI’s budget to cover rising operating costs, including insurance and tick-control treatments. All homeowners are advised to update any automatic or recurring payments accordingly. For more information and payment options, homeowners are encouraged to review the annual budget letter that was sent to them via mail and e-mail.
Plumbing…
• Only toilet paper should be flushed. Residents should NEVER flush anything else (wipes, tissues, paper towels, sanitary products, etc.).
• Grease should NEVER be poured down sinks.
• Residents are reminded that when a plumbing issue occurs within their unit, Maintenance will first assess the problem and attempt to resolve it. If Maintenance is unable to correct the issue, an outside plumber may be called to complete the necessary work. If the issue is determined to be isolated to a single unit, rather than affecting a common line or multiple units, the cost of all plumbing services required to correct the issue will be charged to the individual homeowner.
Waste…
• All garbage must be kept off the ground.
• Large items being discarded must always be placed neatly next to—not against—dumpsters.
• Recycling dumpsters should be used as necessary.
• When using dumpsters with side access doors, residents are asked to please close the doors after use. Many residents have been leaving these doors open, which not only allows animals to get in, but also causes trash to fall on the ground when the dumpsters are emptied.
Parking…
• All parking MUST be head-in at all times.
• Residents MUST observe the 25 MPH speed limit and stop signs.
• All vehicles MUST have a current registration, inspection sticker, and handicapped placard (if applicable) displayed at all times.
• Commercial vehicles are prohibited overnight in parking plazas.
• Vehicles left unmoved for two weeks are subject to towing. Residents utilizing the long-term spots in parking plazas 19, 45, or 45A should inform a Board member when the vehicle will be there and for how long to avoid any confusion while they are away.
Other Quick Reminders…
• Fire Safety: Residents should empty dryer lint traps regularly, never leave candles unattended, and be mindful of smoking inside units. No open flames are permitted on patios or balconies. BBQs must be properly positioned away from buildings, fences, and siding. Propane and charcoal BBQs are prohibited on Upper Lamont balconies.
• Contractors: Exterior work requires Board approval before work begins. In order to receive approval, homeowners must submit information about the work being performed, proof of their contractor’s license, insurance, and workers’ compensation, and a notarized hold-harmless agreement.
• Work Orders: Residents WILL receive an e-mail confirmation when a work order is received. For updates after approval, residents should contact Maintenance directly.
• Dogs: Dogs must be leashed, walked in the street, and curbed. Loose dogs should be reported to Brookhaven Public Safety at 631-451-6161.
• Streetlights: Residents should report burned-out streetlights through a work order and include the pole number.
