Condominium VII – Board of Managers

Condo VII – October 2026

DATES TO REMEMBER
• October 12 – Columbus Day & Indigenous Peoples’ Day
• October 31 – Halloween

New Fiscal Year and Common Charges
By now, you will have received the budget for the 2026-2027 fiscal year and your new coupon books. The common charges increased $77 to $130 per unit. An explanation regarding the increase was detailed in the letter sent with the coupon books and reviewed at September’s annual meeting. If you did not receive your book, contact the Board.
If your payment is set up to be sent automatically by your bank and you have not already done so, change your payment to the new amount. Common charges are due on the 1st of the month. If you or your bank mail it after the 1st, it is already late. Any payment received after the 10th of the month will be charged the $50 late fee. This also applies if you make your payment online through the eUnify portal. There will be no exceptions.

Our election meeting was held on September 17th, so at the time of this writing, we do not have the results. They will be published in the next newsletter.

August & September Projects
During the months of August and September, we completed or worked to complete the following repairs:
1. Painting the edges of our steps yellow for safety and visibility;
2. Cleaning the building sewer traps;
3. Tick & mosquito spraying;
4. Concrete repairs;
5. Siding repairs;
6. Three sidewalk and building drainage issues.
Our last spraying of the season for ticks and mosquitoes will take place during the month of October.

Smoke Alarm Inspections
We will be starting the semi-annual inspection of the smoke alarms in October. Not only is this a very important safety precaution, it is also required by the Town of Brookhaven. It only takes a couple of minutes to check the detector, so please allow access to your unit. If your detector is not working, it will be replaced at no cost to you. Please note: we will only replace the condo-installed detector. Any additional detectors you installed need to be replaced at your expense.

Wildlife Feeding
Over the last several months, we have seen an increase in the number of residents who are feeding the wildlife. This is in violation of the Condo’s rules. The geese, the deer, the squirrels, the turkeys, etc. are quite capable of finding their own food. Not only does putting out food and water attract even more vermin, the wildlife leaves behind a mess on the sidewalks and lawns and creates a health hazard for everyone. We do not have a rat issue in Condo 7 and we want to keep it that way. If you are found feeding the wildlife, your passes will immediately be rescinded.

Basement Schedule for October & November
Saturday, October 10 – 10:30 a.m. to 11:00 a.m. Saturday, October 24 – 10:30 a.m. to 11:00 a.m.
Saturday, November 14 – 10:30 a.m. to 11:00 a.m. Saturday, November 28 – 10:30 a.m. to 11:00 a.m.

Snowbirds
For those snowbirds who are starting to leave us, just a few reminders. If you are leaving your car, park it in one of Condo VII’s eight long-term parking spots in Parking Plaza 29A. Should it be left in one of the other plazas or on the street, and we have a snow storm it will be towed at your expense.
Your thermostat should be set no lower than 55° – 60° so the pipes do not freeze. You may want to consider shutting off the water to your hot water heater and washing machine as well as turning off the circuit breaker to your hot water heater. This will help prevent any potentially expensive water damage not only to your unit but your neighbors as well.
If your unit has the shut-off valve for the outside water spigot, turn it off or make sure someone will have access to your unit to turn it off before the temperatures drop below freezing.
Please provide a contact name/number of someone who will be able to access your unit in the event of an emergency.

The preferred method to submit Work Orders is online at http://brettonwoodshoa.org/work-orders. Please make sure you include a phone number. No computer? No problem. You can still obtain a paper work order at the Clubhouse.
