Condo IX – October 2026
October is Breast Cancer Awareness Month 12th – Columbus Day; 31st – Halloween
DEAR CONDO IX FRIENDS AND NEIGHBORS,
October is a beautiful month here in Bretton Woods. Please remember to observe speed limits and be mindful of people and animals crossing. This month, we say goodbye to some of our snowbirds – we wish you safe travels and look forward to seeing you next year!
2026 – 2027 BUDGET:
New coupon books and a copy of the approved budget for the fiscal year 2026 – 2027 were mailed to all homeowners last month. As you know, your monthly common charges are comprised of two components: Condominium IX for the operation/maintenance of our community and HOA for the operation/maintenance of the common facilities. MPAU, which is a reimbursable expense in our budget, reflects the cost of operation/maintenance of the sewer treatment plant (STP). We have no control over the HOA or MPAU expenses – we simply collect these monies on their behalf.
The Condominium IX budget provides funding for NY State corporation taxes, administrative and office expenses, HOA reimbursables, operational expenses, insurance, and reserves. There is very little discretionary funding in the Condominium IX budget. We have to budget realistically for contractual and inflationary increases in expenses, as well as accounting for aging infrastructure. We always add to our reserve funding.
IMPORTANT: A CHANGE IN THE MONTHLY COMMON CHARGES GOES INTO EFFECT FOR YOUR OCTOBER PAYMENT. IF YOU PAY ELECTRONICALLY, PLEASE BE SURE TO ADJUST YOUR BANK PAYMENT TO THE NEW AMOUNT.
IF YOU DID NOT RECEIVE YOUR NEW COUPON BOOK LAST MONTH, PLEASE CONTACT THE HOA OFFICE IMMEDIATELY.
CONDO IX ANNUAL MEETING/ELECTION: There was an in–person Annual Meeting/Election on September 17th. As per the established rotation, there were three open positions on the Board, each for a 3-year term effective Fiscal Years 2026 through 2029. There was one additional vacancy for the remaining one-year term. Four homeowners applied for one of these positions – Ryan Griffin, Stu Leshaw, Kevin McKeever, Marta Romeo. If there was a quorum (in person/by proxy) at the September 17th meeting, each of the four applicants was duly elected/appointed to serve on the Board. If there was not a quorum, the Board of Managers has the authority to appoint members to the Board to fill existing vacancies. Since the Meeting /Election was held after the due date of this newsletter, the results will be reported in the November newsletter.
THANK YOU to Janet Keller and Linda Redenberg, who served, once again, as our election monitors.
SMOKE DETECTOR INSPECTIONS: Community volunteers will conduct the Town of Brookhaven mandated semi-annual inspections of smoke detectors this month. Volunteers will not enter the units, but will remain outside the door, providing each resident with a can of spray to use to test his/her own smoke detector. The volunteer will be able to hear whether the detector is operational or if there is a problem. The resident will be asked to sign the sheet to indicate that the inspection has been completed. If you would like to volunteer, please leave a note for Condo IX at the HOA Office, and our Smoke Detector Chair will contact you.
REMINDERS:
Dumpsters – Break down cardboard boxes that you place in the designated cardboard receptacle/dumpster in order to maximize the available space to deposit refuse within the container. Help keep our community free of rodents and pests: when throwing out your trash, make sure the dumpster is closed. If you see one open, close it.
Do not feed the animals! While well-intentioned, your efforts can attract rodents, vermin, and other pests, which can cost the community money and carry diseases to our residents.
Be mindful! We live in close proximity to our neighbors, so please be considerate about noise and smoking!
To make a noise complaint or to report any other non-emergency situation
requiring police response, call (631) 852-COPS (2677).
Work Orders: For the quickest response to work orders, please submit your request online at https://brettonwoodshoa.org/work-orders/. You should receive an email acknowledgement of your work order; please follow up with the Board if you do not.
Homeowners must use the work order process and work with the Board representative(s) to ensure issues are addressed properly and in accordance with our established protocols. Work orders are a necessary part of the process and important for record keeping.
Board Members are volunteers. Please be considerate. Don’t text, email, phone, or visit them regarding Condo matters unless there is a true emergency.
